3. 517 Marine Drive - Development Variance Permit –application to build a duplex, variances requested:

1) Increase maximum gross floor area from 232 m2 to 450 m2
2) Reduce sum of side yards from 4.5 m to allow a setback of 1.5 m. on both sides resulting in a sum of 3m.
3) Decrease front setback (Marine Drive) from 7.5 m. to 1.0 m.
4) Increase width of driveway, so that driveway allows for the 4 on-site parking stalls required off McCall Lane
